How it's calculated
Total cash in = purchase down payment + purchase closing + rehab + holding costs.
Refi loan = ARV × LTV. Cash out = refi loan − original loan payoff − refi closing costs. Cash left in deal = total cash in − cash out.
Cash flow = rent − operating expenses − new mortgage P&I.
FAQ
What LTV do cash-out refinances allow?
Investment property cash-out refis are commonly capped around 70-75% LTV, and many lenders require a seasoning period first.
What if cash left in the deal is negative?
You pulled out more than you put in. Cash-on-cash is then effectively infinite, but check that the new payment still cash flows.
